5 Signs It
Is Time to Replace Your Home's Siding
Your siding shields your home from rain, wind, UV rays, and pests. However, over time, even the best siding materials wear down and it can be hard to know when repairs will suffice and when replacement is the smarter investment.
Warping, Buckling, or Bulging
Siding should lie flat and even
across the surface of your home. If you notice sections that are warped,
buckled, or pulling away from the wall, it is a sign that moisture has gotten
behind the panels or the material itself is failing.
This is common with
older vinyl siding that has been exposed to years of Georgia heat, as well as
hardboard and pressboard siding that was popular in the 1980s and 1990s. These
materials were never designed to handle the moisture levels that come with a
Georgia climate, and once they start warping, the problem only accelerates.
You can test a suspicious area
by pressing on it. If it feels soft or gives way, moisture damage is already
underway in the wall cavity behind it.
Frequent Painting or Ongoing
Maintenance
If you find yourself repainting
your home every three to four years just to keep it looking presentable, your
siding may be past its functional lifespan. Quality siding should hold its
color and finish for much longer than that.
The same applies to ongoing
repairs. If you are constantly patching holes, replacing individual panels, or
recaulking seams, those costs add up. At a certain point, the cumulative cost
of maintenance exceeds what you would spend on a one-time siding replacement
that eliminates the cycle entirely.
Rising Energy Bills
Siding plays a role in your
home's thermal envelope. When it is in good condition, it works alongside your
insulation to keep conditioned air inside. When it is compromised, air leaks
through gaps, cracks, and failed seams, forcing your HVAC system to work
harder.
If you have noticed your energy
bills increasing without explanation, take a look at your
siding. Gaps at seams, cracks in the panels, or areas where the siding has
pulled away from the wall are all pathways for air infiltration.
Mold, Mildew, or Rot
Surface mold and mildew can
often be cleaned away, but if mold is growing underneath or behind your siding,
you have a deeper problem. Persistent moisture behind the siding creates the
perfect environment for mold and rot to spread, and by the time you can see it
from the outside, the damage may be extensive.
Rot is especially concerning
because it compromises the structural integrity of the wall sheathing and
framing. If you probe a suspect area and the wood feels soft or crumbles, the
damage has progressed beyond what a siding repair can fix.
Your Siding Material Is Outdated or
Recalled
Certain siding products that
were widely used in the 1980s and 1990s, including hardboard, masonite, and
some early composite materials, have known performance issues. Many of these
products were subject to class-action lawsuits or manufacturer recalls due to
premature failure, moisture absorption, and delamination.
If your home has one of these
materials, replacement is not just about aesthetics. It is about protecting your home's structural integrity. Modern fiber cement and engineered wood
products are engineered to outperform these older materials by a wide margin.
What to Do If You Spot These Signs
If one or more of these signs
describe your home, the next step is getting a professional evaluation. A
qualified siding contractor can assess the extent of the damage, determine
whether it is limited to the siding or has affected the underlying structure,
and recommend the most cost-effective path forward.
When replacement is the right
call, you have the opportunity to upgrade to a material that will look better,
last longer, and require far less maintenance than what is on your home now.
Fiber cement, engineered wood, and premium vinyl are all excellent options for
Atlanta's climate.
