Maintenance Tips to Protect Your Home and Its Value
Your siding needs regular maintenance to keep performing and looking its best. Siding maintenance is relatively straightforward; a little attention each year can prevent costly repairs down the road.
Annual Inspection: What to Look For
Walk around your home at least
once a year and give your siding a careful visual inspection. You are looking
for cracks, chips, or holes in the siding surface, gaps or separation at seams
and joints, discoloration, staining, or mold growth, warping, buckling, or
bulging sections, damage to trim and corner pieces, and any areas where
caulking has pulled away or deteriorated.
Pay special attention to the
areas around windows, doors, and where different materials meet. These
transition points are the most vulnerable to water intrusion.
Cleaning Your Siding
Dirt, pollen, mold, and mildew
are a fact of life in the Atlanta area. Regular cleaning keeps your siding
looking fresh and prevents biological growth from taking hold.
For most siding types, a garden
hose with a soft-bristle brush is all you need for routine cleaning. Work from
the bottom up to prevent streaking, and rinse from the top down. For mold and
mildew, a solution of one part white vinegar to three parts water, or a
commercial siding cleaner, works well.
Pressure washing is effective
but requires caution. Too much pressure can damage vinyl siding, force water
behind fiber cement panels, and strip paint from wood. If you pressure wash,
use a low-pressure setting (under 1,500 PSI) and keep the nozzle at least 12
inches from the surface.
Maintenance by Siding Type
Vinyl Siding
Vinyl is one of the easiest
materials to maintain. It does not need painting or sealing, and it cleans up
with soap and water. However, vinyl can crack in cold weather and warp in
extreme heat. Inspect for impact damage after storms and replace damaged panels
promptly to prevent water from getting behind the siding.
Fiber Cement Siding
Fiber cement is extremely
durable, but it is not completely maintenance-free. If your fiber cement has
factory-applied color like James Hardie ColorPlus, you may not need to repaint
for 15 to 20 years. Field-painted fiber cement should be inspected every five
to seven years for peeling or fading. Touch up caulking around windows and
doors annually.
Wood Siding
Wood requires the most
maintenance of any common siding material. It needs to be repainted or
restained every three to seven years, depending on exposure and product
quality. Inspect regularly for signs of rot, insect damage, and moisture
penetration. Treat any problem areas immediately, as wood rot spreads quickly
in Georgia's humid climate.
Protecting Against Moisture
Moisture is the number one
enemy of every siding material. Make sure your gutters and downspouts are
functioning properly and directing water away from your foundation and siding.
Trim trees and shrubs that are touching or growing close to the siding, as they
trap moisture and block airflow. Check that sprinklers are not spraying
directly onto the siding.
Proper ventilation behind the
siding is also critical. If your home lacks a rain screen or adequate
housewrap, moisture can get trapped between the siding and the sheathing,
leading to rot and mold that you cannot see until it becomes a serious problem.
When Maintenance Is Not Enough
Even with diligent maintenance,
siding does not last forever. If you are spending significant time and money on
repairs each year, or if your siding has widespread damage, fading, or outdated
materials like hardboard or masonite, replacement may be the better financial
decision.
